The Cappelli-Ginsberg Deal:
At the council meeting our mayor said that Cappelli is giving $1.5 million to the city in addition to the affordable housing. He didn't make it clear whether this would be in cash or services or what budget line we should look for it. Cash or a letter of credit would be nice. That's the way it was done in the past. If it's going to be in services, I doubt that the taxpayers will derive any benefits at all from that or that we will ever see it. Who would be putting a value on those services? I'm surprised the council never asked that question. They did a lot of talking on the issue but we got very few details. You know what they say, "The devil is in the details." Could the administration please answer this for us. We really have a right to know since they are spending taxpayer's money, not theirs.

Am I wrong or didn't Sue Habel STRENUOUSLY OBJECT to this sort of deal? Will someone replay the video tape of her rx's against official sanctioning of the transfer of affordable housing obligations to other developers - for the very reason that the other development MAY NOT TAKE PLACE !!!!!!!!
Didn't everyone ridicule Ginsburg and say his project wasn't even on the map?

You know what? I think Ginsburg should request a variance for 50 stories and put the affordable housing WITHIN The Pinnacle, thereby becoming the hero of the middle and lower classes - as long as the character of downtown has changed, what the hey - go to 60 stories or 70 - get the affordable housing within the luxury buildings - less $$ for the developer and bigger bucks at the top end of the building - skyline views!!!!! - we can demand restaurants and the like on the very tops and demand green building standards FOR REAL and create a more vibrant downtown - really vibrant!!!! Go for it!!! WIN WIN!!! except for one or two things....maybe 40 or 50 things, but to blazes with that - developer $$$ have come to town!!! grab em while their hot!!! -
But wait: the developers are making off with the $$$, speculators are flipping contracts while we get no real estate transfer tax $$$$ (how nice!!) and we get certs to pay off - what a great deal!!! Why didnt I think of that?
